Balmoral Beach House is a short-stay guesthouse at 23 Almora Street, Mosman NSW 2088, operated by Lloyd M.

These terms cover use of this website and a direct booking made on it. They are written for guests in Australia. The Australian Consumer Law applies to the stay, and nothing here removes a right you have under that law.

The website

The site shows the rooms, shared spaces, prices, and a calendar of nights you can book. Photos and descriptions are a guide to the house. A night shown as free can be taken by another guest until your payment succeeds.

A booking

You offer to book when you send the form and pay on Stripe. The stay is confirmed when Stripe accepts the payment and this site shows your confirmation. The confirmation states the room, the dates, the amount, check-in at 2:00 pm, and check-out at 11:00 am.

Most rooms have a minimum stay of 3 nights. Stays that start in December or January have a minimum of 5 nights when that is higher. Patricia Room is direct only and has a minimum of 7 nights. Parking and EV charging, if you add them, are booked with a room.

The price is in Australian dollars. It is the nightly amount on the calendar for the nights you select, plus a cleaning fee of $89 on a room booking. Direct price is guaranteed to be the cheapest price.

Bond

A room booking includes a $300 security bond. It is a hold on the card you use at checkout, placed before check-in and released after checkout if there is no claim. We may capture some or all of it if there is loss or damage, or a charge that the House Rules put on the guest. Parking and EV charging do not add a second bond.

House Rules

The House Rules are part of the stay. They include no parties, quiet after 10 pm, no smoking indoors, and care of the shared kitchen, bathrooms, outdoor areas, and car parks.

Changes and cancellations

If you leave Stripe before paying, the unpaid hold on the nights ends. After payment, write to balmoralbeachhouse@gmail.com to ask for a change or a cancellation. Say your booking code. We will tell you what we can do. Consumer guarantees under the Australian Consumer Law still apply, including where the stay cannot be provided as booked.

Your use of the site

Please use the site for a genuine enquiry or booking. Do not misuse the calendar, try to break the payment flow, or copy the site for another business.

Liability

We provide the stay with due care. Where the Australian Consumer Law gives you a guarantee, we honour it. Where the law lets us limit a remedy, and the stay is not of a kind ordinarily acquired for personal use, our liability is limited to resupplying the stay or paying the cost of resupply. We do not exclude liability for death or personal injury caused by our negligence, or any other liability that Australian law does not let us exclude.

Law

These terms are governed by the laws of New South Wales and the laws of Australia that apply to a short stay.
